Madrid, 22 July 2026 – The shopping centres owned by SILICIUS Real Estate, a Spanish REIT specialising in the long-term management of properties with stable rental income, closed the first half of 2026 with positive growth across their main operating indicators. Aggregate sales generated by the tenants forming the commercial mix at Thader, La Fira and Bahía Plaza increased by 13% compared with the same period of the previous year.

Growth was recorded across all three assets. Thader, located in Murcia, reported a 15% increase in tenant sales; Bahía Plaza, in Los Barrios, grew by 14%; and La Fira, in Reus, achieved an increase of 11%. These results reflect the strong performance of the centres’ tenant mix, which includes established brands, leading operators and an increasingly diverse offering across areas such as fashion, food and beverage, leisure, sport and services.

The growth in commercial activity was accompanied by an aggregate 4% increase in footfall. More specifically, visits to Thader rose by 5% during the first six months of the year, while La Fira and Bahía Plaza both recorded growth of 3%.

The leisure segment also performed particularly well during the period. The number of cinemagoers attending the cinemas located in the three shopping centres increased by 30% compared with the first half of 2025. This growth was supported by the appeal of new film releases, the quality of the cinemas operated by Neocine, Axion and Odeon, and the complementary food and beverage, shopping and entertainment offering available at the assets.

“The first-half results confirm the ability of our shopping centres to continue attracting visitors and generating activity for tenants. The performance of sales, footfall and leisure demonstrates that having a diverse, up-to-date offering adapted to each local market is essential to consolidating our assets as leading destinations in their respective cities,” said Mayte Forján, Shopping Centre Asset Manager at SILICIUS.

Thader strengthens its retail, leisure and services offering

Thader delivered the portfolio’s strongest performance during the first half of the year, with a 15% increase in tenant sales, 5% growth in footfall and a 34% rise in cinema admissions.

These results coincided with the arrival of new retail and leisure concepts. During the period, DéBund3, SportCity, + Que Fresas, The Floor is Lava, Dunkin’ and Innova opened at the centre, expanding its offering in areas such as sport, food and beverage, experiential leisure and services.

These additions will soon be joined by Nutriactivity and the UAPO-UCAM University Oncology Treatment Centre, further diversifying the uses and services available within the complex.

One of the main milestones planned for the coming weeks will be the opening of B&B HOTEL Murcia Thader. Its launch will introduce hotel accommodation to the complex and strengthen Thader’s positioning as a mixed-use destination combining retail, food and beverage, leisure, services and accommodation.

During the period, the centre strengthened its connection with Murcia through initiatives such as its collaboration with the Women’s Race, K-Pop Fest and El Escaparate, a programme designed to enable entrepreneurs and small businesses to test their projects in a real retail environment.

La Fira consolidates its growth with new brands

La Fira closed the first half of the year with an 11% increase in tenant sales, 3% growth in footfall and a 28% rise in cinema admissions.

One of the most significant new arrivals was Half Price, which selected La Fira for its first location in Catalonia. The arrival of this retailer, specialising in fashion and leading-brand products at discounted prices, also adds a new anchor tenant to the asset.

The centre’s offering was further expanded with the opening of Neksus, a telecommunications retailer providing services from operators including Yoigo, MásMóvil and Jazztel, as well as the expansion of Jack & Jones, which refurbished its store in line with the brand’s new image.

Bahía Plaza records growth in sales, footfall and leisure

During the first six months of the year, Bahía Plaza recorded a 14% increase in tenant sales, 3% growth in footfall and a 25% rise in cinema admissions.

Its programme focused particularly on families, with educational and entertainment activities, and was further strengthened by the opening of Ninja Kids by PlayZone, a new children’s adventure park located in the food and beverage area.

The partnership with Odeon Multicines, through activities linked to film releases and special campaigns, also helped to increase activity at the asset and complement its retail offering.

During the first half of the year, Bahía Plaza reinforced its positioning as a family destination through educational and leisure activities for children, including cooking and science workshops, as well as the opening of Ninja Kids by PlayZone.
