Madrid, February 4th 2025 – SILICIUS Real Estate, a SOCIMI specializing in the long-term management of properties with stable rents, has exceeded 86% occupancy of the Bioma building, the first of the four buildings that was fully renovated in the Square Garden office complex located in Rivas Vaciamadrid, Madrid.

This means completing the commercialization of more than 9,149 m² to leading companies such as Regus, which has incorporated a coworking center, and numerous companies from various sectors: technology, security, video games, public services, services and maintenance, engineering and industrial manufacturing, merchandising, and cross-disciplinary and multidisciplinary scientific research, as well as an ATS training center.

Additionally, the office complex is advancing in its consolidation through its second building, Ciclus, which will complete its rehabilitation in March and already has an initial occupancy rate of 27%. With the recent incorporation of ILERNA, a company offering professional training and occupying 3,079 m², the building will have new areas designed for learning and innovation.

In addition to Regus and ILERNA, current occupants of Square Garden include entities such as the SEPE of the Community of Madrid, as well as other leading companies in their respective sectors such as Outright Games S.L., specialized in the development and publishing of video games, and Marsi Bionics, focused on advanced robotics solutions and mobility technology.

Square Garden has a leasable area of 45,100 m², distributed across 4 interconnected 8-story buildings and more than 1,250 exterior and interior parking spaces. The complex features are extensive green areas available for events and user enjoyment, complemented by various services such as electric car chargers, a food truck, and a common dining area. Additionally, it is well-connected by public transport and is located near the Valencia highway (A3), with convenient and direct access to the center of Madrid and connections to the city’s main roads and its periphery: M-30, M-40, M-45, M-50, and R-3.

Regarding sustainability, Square Garden has the BREEAM (Good) certification, which endorses its sustainable design and energy efficiency in the office sector. The complex’s facilities incorporate state-of-the-art energy systems, such as solar panels, intelligent LED lighting, and environmental control systems, as well as an energy consumption monitoring system. It also has charging stations for electric vehicles in its garage.
