Madrid, May 21, 2024. SILICIUS Real Estate, a SOCIMI specializing in the long-term management of real estate with stable rents, has signed an agreement with the hotel chain B&B Hotels for the development of a new hotel in Murcia. The asset, which will be located in the Thader Shopping Center, will be built on an area of 3,000 square meters and will have 75 double and triple rooms with all the comforts, at affordable prices and without sacrificing quality and excellent service. In addition, guests will enjoy a renewed and abundant buffet breakfast, free high-speed Wi-Fi throughout the building, free coffee and hot drinks, free parking and a 24-hour reception.
This new development, owned by Silicius and managed by B&B Hoteles through a long-term guaranteed rental contract, and for which the Socimi will invest 3 million euros, is part of the project to adapt the area to promote a more alternative use focused on accommodation, with the aim of promoting visitor traffic and dynamizing the offer of one of the most important shopping centers in the city with a total commercial area of 132,000 m² and an annual influx of 6.5 million visitors.
The new works will include a new entrance to the shopping center that will generate direct access to the hotel and the rest of the facilities. In addition, guests will have access to all the commercial, leisure and restaurant offerings of the shopping center, including the Alcampo hypermarket, Neocine (with 14 cinemas), Ozone Bowling and the largest ice rink in the Murcia region.
With this new operation, SILICIUS reaffirms and advances its commitment to its own Shopping Center, where it has invested more than 4.5 million since 2020 in different projects for the total renovation of the outdoor areas, the improvement of communication between the different squares, the creation of new spaces for terraces or the implementation of landscaping with natural vegetation, among others.

This operation reinforces SILICIUS’s position in the hotel segment and completes other operations that the firm has formalized in recent years in Spain, including the reopening of the Hotel-Teatro Albéniz in Madrid, the purchase of a five-star tourist hotel in Menorca or the sale of another hotel in Cádiz within its recently approved asset rotation plan, among others. At present, Silicius has five hotels totaling 52,706 m2, which represents 33% of its portfolio.
The start of construction is expected to begin as soon as possible after obtaining the relevant licenses.
