Madrid, December 28, 2022. SILICIUS Real Estate, a SOCIMI specialized in the management of long-term properties with stable rents, has completed the commercialization of 50% of the Bioma building, one of the four buildings that make up the Square Garden business complex. This office space, located in Rivas Vaciamadrid (Madrid), has been owned by SILICIUS since December 2020.

Specifically, more than 5,300 sqm have been rented to technology, security, video game editing companies, public services and coworking. Since its launch, different actions have been implemented to promote its commercialization, such as rental in modules with smaller surfaces adapting to the needs demanded by the market.

The Bioma building has been the first, of the four buildings that make up the complex, to be completely renovated, in an action that was completed with the improvement of the common areas. Silicius has prioritized not only the energy efficiency of the complex but also the well-being of the people who occupy it, providing outdoor spaces where they can be in their rest moments or hold events.

These actions are part of a first phase of reform that will be completed in the rest of the buildings that make up the complex, Albedo, Ciclus y Dínamo, where the SOCIMI continues its commercialization process.

Square Garden has eight floors, a leasable area of 45,100 sqm, more than 1,250 parking spaces and large green areas.

Square Garden, a sustainable, efficient and flexible office complex

Square Garden is the result of an ambitious remodelling project, which has been based on sustainability, efficiency and flexibility, thus configuring a new concept of offices, which shows the commitment of SILICIUS with the environment and the quality of life of the people who come to this workplace. In fact, the facilities are in the study phase of the WELL and BREEAM certifications, and their architectural design is aimed at offering users the ideal environment to work.

The business complex is connected to the urban environment and integrates, in turn, several green areas with multiple possibilities for rest and social interaction. In total, the four buildings have eight floors with different surfaces, where it is possible to concentrate up to 131 workstations and different spaces for rest or meeting areas.

Among other functionalities, the four buildings that form part of the complex incorporate facades that regulate the entry of natural light according to the needs of each moment, as well as lights with LED technology that automatically regulate the optimal ambient brightness. In addition, the buildings have incorporated a system of solar panels used to produce domestic hot water, and two innovative temperature and air quality control systems in the interior areas of the complex.
